74 Grand Street is listed as a new development, but in reality, it’s a key part of SoHo's historic district. This lovely six story landmark has been completely converted into spacious, luxurious loft-like units, yet according to its listing page, “still pay[s] homage to its 1885 predecessor with an award-winning restoration of its 32-ton cast-iron facade.”
From the outside, it still has the 19th century aesthetic, but inside, luxury awaits.
Building Overview
There are only five units, all of which have a similar design. Units 1 and 3 are two-bedrooms, both 1,967 square feet. Units 2 and 4 are three-bedrooms, both 2,696 square feet. But here is the interesting thing – the PH unit is currently only set up as a one-bedroom, 2,588 square feet. I will get more into that later.
Each unit is similarly designed and each has a private elevator entrance, The biggest plus of each unit is the 15 foot ceilings, and the nearly floor to ceiling windows. Natural light beams into every unit. It’s a majestic living room, and any resident would be elated living there.
Penthouse
The duplex penthouse floor, although majestic, seems different from other penthouses. The pros – it has two outdoor spaces.

Here is the thing, if you are a single person, or a couple with no children, I would absolutely recommend this unit. As I mentioned, there is only 1-bedroom, but that bedroom is enormous, nearly 400 square feet, not including the 100 square foot walk-in closet.
But below the bedroom is a living room. This is located where the bedrooms are located in the below units. As a result, you have one MASSIVE space, and even higher ceilings. Nearly 700 square feet. I personally love this room. They furnished it to make it seem like a dream living room. So if you’re a minimalist who only needs one bedroom in a penthouse, but needs the space, this can be great for you.
Final Thoughts
So like I said, I believe this unit, and really most of the building, is best for a single person, a couple, or a smaller family. You’re paying for the luxurious finishes inside, the high ceilings, and the trendy location. I really do love the modern vibe inside, as well as the natural light throughout the front of the building. The units are pricey, but after running valuations, they seem to be priced appropriately.
